The end of November marked a huge milestone for First Hill’s Luma Condominiums: the building is officially sold out. One of only three condo projects built in or around downtown in the last eight years, Luma was a hit long before it opened. The condos were nearly half sold by February, summer sales were steady, and homes basically flew out the door after the building opened in August.
The 24-story, LEED Silver project features a large rooftop space that includes a clubroom, a private dining room with adjacent terrace, a library, wrap-around terrace with lounging space, grilling and dining areas, a fire pit and a four-season soaking spa. The tower also includes a fitness center and a pet run and grooming center for animals. Condos were priced from $399,000 to $1.9 million, and the project averaged a per-unit price of $697,000.
At long last we celebrated the grand opening of LUMA Condominiums on September 22 with a festive rooftop party complete with a “burger battle” competition among local celebrity chefs, cocktail parings, live music and several hundred LUMA residents, project team members and community supporters.
Party goers were able to fully soak up LUMA’s stunning top-floor amenity space and were also able to tour two furnished model homes with views of the Cascades, Mount Rainier, Lake Union, Lake Washington, Puget Sound and downtown Seattle.
Fewer than fifteen homes remain at LUMA. They range from one-bedroom units with city and Lake Union views to two-bedroom designs with open entertainment spaces. Things are heating up at 1321 Seneca Street. With the completion of two model units, hard hat tours have now begun at LUMA and closings are literally around the corner. The fully furnished 1,189-square-foot two-bedroom and 861-square-foot one-bedroom condominium homes give a taste of what’s in store when this dynamic First Hill building opens this June. With the concrete pouring of the rooftop amenity floor at the end of January brings the welcome news that LUMA has officially topped out! LUMA’s interiors, by award winning Weber Thompson, are humming along as well. Framing is taking shape up to the 17th floor, casework and tile is installed through the 5th, and finished floor is going down. Although LUMA’s construction team is busy as ever, limited hard hat tours will begin soon. Be sure to register on the LUMA site to stay tuned for announcements from the sales team.

It feels like a privilege to live in such a progressive city that is continually ranked in the upper echelon for growth, development, economy. The Design Review Board will review the proposal for 36 floors of office topped with 12 additional floors of downtown living space on Tuesday, December 15. The review process includes an opportunity for public comment and involvement. If you’re so inclined, head down to City Hall at 7:00pm on the 15th to watch or participate. If you’re not, we do hope you’ll enjoy flipping through the plans online and take a moment to appreciate living in such a dynamic place that continues to build, thrive, and place value on building revitalization — and your opinions! It’s been a busy summer at the Luma job site — the corner of Boylston and Seneca is hardly recognizable! The concrete was just poured for level six, and over the next seven months Luma will continue to grow by one floor each week.

Given strong buyer interest in purchasing at Luma, we will begin accepting offers on June 1 using a Priority Unit Selection Agreement. The Agreement allows buyers to identify their preferred home(s) and offer price, based on Luma established pricing.
